     Moving can be a very overwhelming transition for you and your family. Regardless of if you buy before you sell, or sell before you buy, there can be high-stress situations right up until the very last moment the keys are transferred. Buying and selling a home is most often the biggest financial transaction anyone will make, and it is not something to take lightly.   

     People typically do not move often, so a lot of this process may be new to you. A home purchase or sale is a monumental task. Without the guidance of an experienced REALTOR® , the onus is on YOU to trust that YOU know enough an unbelievable amount of information for you to make the best possible decisions you can.      If you're familiar with Cochrane, you have likely heard the horror stories about traffic. This chapter will soon be in the past, and this project will revolutionize the way we get around Cochrane. 

     This is slated for a Fall/Winter 2025 completion date, and they are already well underway. If you're coming from another province like Ontario, you likely operate with the assumption that these projects can take FOREVER to complete, but I am dumbfounded with the amount of progress that has been made since breaking ground. I live right near this project in Sunset Ridge, and have seen first hand how hard they work.  It is my understanding that these road workers in Alberta are not unionized, and it could be the reason things move quicker here.  I have seen them work on weekends, overnight, on holidays and even in some harsh weather. I am confident this will be completed right around the estimated completion date.

     If you are thinking about moving to Cochrane and are doing some homework by reading up on life here in the Facebook groups, you certainly would have come across conversations regarding "The Roundabout." This roundabout is the temporary solution to the interchange while the full project is being completed. Previous to the roundabout, Hwy 1A and Hwy 22 intersected in a typical intersection with a traffic light, and this caused traffic during rush hour to back up considerably. Truthfully, it was an absolute nightmare. The roundabout certainly was an adjustment to get used to, but it does keep traffic flowing significantly better than the traffic lights in the past. 

     The current roundabout and future Half-Cloverleaf project has added a bit of a stigma for Sunset Ridge when it comes to buying homes. Some Buyers we work with say that they'd prefer to buy in other areas to avoid the roundabout, but in my opinion, it is short term pain for long-term gain. It is actually one of the main reasons why I personally chose to buy in Sunset Ridge years ago. I saw the long term potential in the area, knowing that once the project will be completed, the stigma should be gone, access will be incredible, and Sunset Ridge will be known for it's breathtaking views of the mountains and easy access to Calgary to the east and the Rocky Mountains to the west.
